Julie Alert reviewed the 2006 Board orientation packet with the Board including the 2006 calendar. The Installation and REALTOR®/Affiliate of the Year Banquet is scheduled for January 26, 2006 at 11:30 AM at Elcona Country Club. All 2006 Board of Director meeting dates are included in the packet. Julie described who the MLS Participant is and their role in their office. Julie encouraged all Board members to attend the Participant meeting scheduled for Thursday, January 19, 2006 at the Board office at 10:00 AM. Julie reviewed the make-up of the ECBOR and MLS Finance Committee, how often they meet and how the budget is created. ECBOR motion and second to approve the ECBOR 2006 budget as presented. The budget was reviewed and discussion was held. Passed unanimously. MLS motion and second to approve the 2006 budget as presented pending Participant approval. Julie asked all Board members to familiarize themselves with the Anti Trust brochure for Board Leadership provided in their packet as it outlines their duties and obligations under the law.
Julie updated the Board on the January11 th Northern Indiana Regionalization meeting she attended with ECBOR President Don DeShano, and MLS President Karen Smith. Don DeShano praised Julie on her knowledge and efforts at the meeting. North Central Indiana Association of REALTORS® expressed interest in opening discussions for Reciprocal Access to the MLS.
Julie updated the Board on the move to Alpha Drive. She reported the contract with Comcast had been signed and Comcast had 60 days, depending on weather, to install the high speed Internet infrastructure. Furniture for the offices has been ordered . However, furniture for the conference and training rooms was delayed until a layout can be confirmed. Discussion was held regarding what could be done to facilitate the sale of the current Board office. The Board requested the Facilities Task Force review the situation and bring back a recommendation.
Julie reported the Participants will have an opportunity to learn about the recent changes to the Sellers Disclosure, Listing Contract, and Purchase Agreement at the January 19th Participants meeting. A sheet outlining the changes will be included with each forms purchase. Julie discussed the benefits of registering lock boxes on the Supra site including the benefit of Supra's Showing Value program. Information on how to register the lockboxes will be given with each lock box distribution.
Julie introduced the following language that would allow offices the opportunity to incorporate Non-MLS listings into the MLS so they could be used for comparables. Motion passed to allow Non-MLS Closed Transactions to be entered into the MLS. The Selling Participant shall have the option, for statistical purposes only, to enter Non-MLS Closed Property information into the MLS system. A Non-MLS Closed Property is considered any property not listed in the MLS but sold by a MLS Participant. The Participant who is entering the information shall utilize the standard MLS input forms and must at a minimum enter all required fields, provide a photo and submit the closed information. The Participant shall use 9999 to indicate the Listing Office is a non-member and 9999 to indicate the Listing Agent is a non-member. A code of NON shall be entered into the SPE field to denote the listing is a NON-MLS Closed Transaction. The MLS set-up does not allow offices access to 9999 but Julie contacted Fidelity and is requesting every office have access to 9999 to indicate a non-member sale. Until then, offices can send the input sheet, sold information, and photo to the MLS office for input by MLS staff.
In December, the Board asked Julie to investigate the possibility of a comp service member reselling our MLS data. Julie reported the situation could not be confirmed. However, new language is now added to the Comp Service documentation. ECBOR motion passed to incorporate the new language into the Comp Service paperwork and MLS Rules and Regulations. The Board has instructed staff to send the updated documents to all current Comp Service members asking them to sign the amended agreement as a condition of continued membership. Membership will be terminated for members who do not sign the amended documentation.
ECBOR President Don DeShano and MLS President Karen Smith welcomed the 2006 Board members. Don encouraged the Board to come up with an idea that would organize and energize our membership to participate in a major community event. Karen encouraged the Board to be present and on time for the Board meetings and thanked them for the service throughout 2006.
MLS motion passed to approve MLS office application for At Home Realty Group, Joydeen Smith, Participant; Stellar Real Estate, Stephanie Miller, Participant; Brad's Realty & Property Management, Dan Bradbury, Participant, and Reliance Realty, Joshua Vida, Participant. MLS motion passed to approve application from Kosciusko Reciprocity office, Todd Realty Leesburg LLC, Theresa Taylor, Participant and Northeastern Reciprocity office, Real Estate Sails, Inc., Michael Strawser, Participant.
MLS motion passed to approve Affiliate Keypad Application to Alpha Home Inspection, Joseph Saylor, Affiliate, and Radon Control of Goshen, Kenneth Mininger, Affiliate.
The next Board of Directors meeting will be held on February 2, 2006 at 8:30 AM at the Board Office.
