SUBJECT: Environmental Issues in Residential Real Estate

Residential real estate is a somewhat nebulous area when it come to environmental regulations. Also, unfortunately, the media sometimes hype a particular situation to epidemic proportions. Yesterday's abestos is today's "toxic" mold and lead-based paint. There are certainly significant health issues in each of these areas that cannot be ignored. However, most issues can be properly mitigated if appropriate action is taken as soon as the situtation is discovered. Proper discovery and well-planned action is a key to minimizing delays in the real estate market place.

Other topics of discussion include underground fuel oil or gasoline tanks as well as drinking water quality.

HOMEOWNERS INSURANCE CRISIS

A National Crisis?

Obtaining homeowners insurance used to be one of the easiest tasks in purchasing a home but no more. Property and casualty insurers are tightening their underwriting practices, cutting policy coverages and raising premiums nationwide. These actions may disrupt home sales because without homeowner's insurance, homebuyer's can't secure the financing they may need to close the transaction.

The National Association of REALTORS® is working hard to bring this issue to the attention of REALTORS® across the country so they may help the consumer to understand what steps can be taken to address this issue before the closing.

In an effort to analyze how this area is being affected, ECBOR President, Harrison Haynes has created a task force. The task force will try to determine potential problems buyers may face when obtaining homeowners insurance and raise awareness in our local association on this issue. They will need your help and they ask you to share any experiences you may have had in this area. We have set up an e-mail box to handle insurance feedback from members so please send your information to insurance@ecbor.com.
