LATE INPUT

A period of 72 hours (excluding weekends and holidays) is allowed to input listings into the computer from the effective date of the listing. Late inputs will be assessed a $25 late fee. Section 1 MLS Rules & Regulations.

LATE PEND/CLOSED

Sales shall be reported within 48 hours (excluding weekends and holidays) after the acceptance of offer and/or closing. Section 2.4 MLS Rules & Regulations. Late inputs will be assessed a $25 fee.

INCOMPLETE INFORMATION

A listing agreement and input sheet shall be complete in every detail, which is ascertainable as specified on the input sheet. A $25 fine will be assessed for incomplete information. An incomplete listing is one in which an asterisk item on the input sheet is not filled in with complete and accurate information. Section 1.2 MLS Rules & Regulations.

PERSONAL PROPERTY

Personal property such as manufactured homes without land or business opportunities without real estate may not be included in MLS. Section 1 MLS Rules & Regulations.

BAC

The compensation must be shown by either a dollar amount of a percentage (%) of the gross selling price. Section 5 MLS Rules & Regulation.

EXTENSIONS

A listing will continue to be in an "active" status five days after the listing has expired based on the expiration date. All extensions must be faxed to the board office with the owner's signature for input. During the five-day grace period, a listing can be extended without a reinsertion fee of $10. On the sixth day, the listing will change to an "expired" status. In order to make a listing active after the grace period, a back on market insertion fee of $10 will be charged.

BOMK

A back on market status is when a property becomes active within three months after having expired, reported as sold, or taken off the market. The owner's signature is required and a reinsertion fee ($10) will be assessed to the listing office. Section 1.5,10 MLS Rules & Regulations. If the property was "pending" and the deal fell through, there will not be a charge if the listing has not expired. Please submit a photo or vacant land sketch if the property has been off the market for more than two months.

WITHDRAWN/CANCELLED

A withdrawn status indicates that the listing is removed from MLS but the office still holds a valid listing. An owner's signature is required. This must be submitted to the MLS office for input. A canceled status indicates that the listing is removed from MLS and the office no longer holds a valid listing contract. This can be done by the listing office.

SOLD BEFORE PRINT

Listings that were pending or sold before print still must come through MLS. Photos and vacant land sketches are still required.

PHOTO/LAND SKETCH

Photos outside Elkhart County and all vacant land sketches are to be supplied by the listing office. Photos/sketches may be emailed to tom@2cphotos.com in jpeg format and sized at approximately 640X480. The MLS number must be disclosed in the email subject line. The file attachment must also be named with the MLS number. Photos/sketches not received within the required 72-hour time frame will be determined as no photos/sketches. The office's account will be billed a $25 late fee per listing per month until the photo/sketch is turned in to the MLS office.

DIRECTIONS

The Direction field is a mandatory field. All directions need to be clear, understandable, and informative. Putting "Main Street" in the field is not acceptable. Failure to list directions would be determined to be an "incomplete listing" which incurs a $25 fine.

DIRECTIONALS

All directionals should follow the street name.

Example: 1111 Indiana Ave E

Failure to do so could cause your listing to be overlooked in the Search function. Your listing will not come up under "Indiana" but under "East."

STREET CONSISTANCY

All county roads, state roads and US highways should be abbreviated as shown in the example below. Failure to do so could cause your listing to be overlooked in the Search function.
