Dear MLS Update:
A REALTOR® in my office asked me to input their listing in two different property types, residential and farm. The property has now sold. What am I supposed to do with the extra listing? Do I close both listings or should I close one and cancel the other?
Sincerely,
Closing Administrator from Goshen
Dear Closing Administrator:
This is a good question. To handle this the right way, the listing agent would determine which property type he/she wants to show as closed. The other listing gets KILLED out of the system which only the MLS has the power to do. So, please fax the MLS office a status change form instructing them to kill the duplicate listing.
Dear MLS Update:
I am a new agent. I sat down last night at home to “play” around in the MLS system hoping to familiarize myself with searches etc. I came across something confusing. I don’t know if this is an input error or if it is actually fact. How can a listing have Concord Schools but be in Goshen? I thought Concord Schools were in Elkhart, not Goshen.
Sincerely,
Not What They Seem
Dear Not What They Seem:
There are pockets in our county where the listings are not what they seem to be. A perfect example is Pickwick Manor. There are listings in this subdivision that have a Goshen address but are in Concord Township and have Concord Schools.
Another example is Cleveland Township. Obviously, this township is in Elkhart County. But, there are listings in this township that have a Granger address and Osceola phones with Elkhart Schools.
Searching for listings in Wa-Nee Schools? Don’t just look at Nappanee and Wakarusa. There are listings with Goshen and Elkhart addresses that are within the Wa-Nee district.
Bottom line…..do your homework when searching. Check all the facts on the listing including the tax records and zoning.
