Dear MLS Office:
I am so confused about how to handle listing contracts. I don’t want to get a fine for No Listing Contract so I fax them and I mail them to the MLS office. However, I still get phone calls from the MLS asking for information. I want to do the right thing but I get the feeling I don’t know what that is. Can you tell me what I need to do to avoid fines and phone calls?

Dear Listless:
We first want you to know that we have many others who are Listless so we are glad you wrote in with your questions. As you know, you must send a copy of the listing contract to the MLS office after you input the listing. After you input the listing you receive a list number and that list number must be put on the listing contract. Then you will send a copy of the listing to the MLS office. We ask that you send it only once. You may choose to mail it, fax it (875-7174) or e-mail it (674-2498), but please just choose one method.
We realize you may be sending it more than once to make sure we get it and you don’t get fined. However, we processed over 300 listings last month. So if everyone sends in their listing contract more than once you can see how much more work it creates. Offices using this double/triple method will be receiving a phone from the MLS explaining the process. Also, if you fax your listing, please make sure you don’t cut off the list number. Write the list number as large as you can so it is easy to see.
So to avoid a phone call make sure you send the listing over once and make sure the list number is visible. If we can follow these instructions than we can avoid creating additional fines for the listings sent more than once and without a list number.

If the listing contract has a Dual Commission noted, how do I handle that in the MLS?

If the Listing contract says “Dual Commission” then it must be entered in the SPE field on the input sheet. All you have to do is put the letters DC in the SPE field and you will be in compliance.
If a listing contract shows a Dual Commission and none is shown in the MLS….guess what….a fine can be issued. So to avoid getting fined, please make sure you put it in the MLS.
