OFFICES RESPONSIBLE FOR PROVIDING MLS PHOTOS
Don't forget as of June 16, 2005, the MLS will no longer provide the main photo for listings entered into the MLS system. It will be the responsibility of the MLS office to make sure a photo is uploaded for all listings within 72 hours of inputting the listing. Participants can authorize agents to upload photos by submitting a written request to the MLS office. However, it is ultimately the responsibility of the Participant to make sure a photo is uploaded. Additionally, the Board of Directors will be monitoring the quality of the photos uploaded by members. The policy may change if photo quality is not maintained.

HOW TO GET INFO ON HUD HOUSES
A new company has taken over for Golden Feather and they are called HMB Inc. The web address is www.hmbireo.com. When the page comes up a maroon banner will display across the page, click on Listings/Bids. When the next page displays, click on Property.

When the next page displays select IND. (If you save this page in your favorites you won't have to go through the other pages.) Under Realtor's Corner you will be able to print the necessary forms, see the bid results etc.

LOCKBOX AUDIT COMING SOON
The Rules and Regulations of the MLS of Elkhart County require a periodic audit of the lockbox inventory. The audit is done to verify how many lock boxes are on loan to the offices and how many lock boxes the MLS requires returned. Each office must verify the accuracy of the inventory shown on the audit and return the number of boxes requested, if any. The MLS uses the following process to determine how many lock boxes each office is allowed: First, a specific date is selected for the audit. On that date, the MLS system is searched to determine how many active and pending listings each office has entered. To be counted the listings must be entered in the MLS and be located in Elkhart or St. Joseph County . All property types are included in the count except Vacant Land . After the listing information is compiled, the lock box inventory is pulled for every office. The number of lock boxes shown in inventory is compared to the number of qualifying listings. That information is put on the audit and sent to each office. The office is required to verify the lock box inventory and return any boxes requested.
Please remember lock boxes are the property of the MLS and are on loan to the offices. The audit is not negotiable and offices are required to return the boxes requested as part of the audit. If lock boxes are not returned or cannot be accounted for, a $95.00 per lock box fee will be assessed on the next MLS statement.
