Dear MLS Update:

Recently, the Board office gave us the ability to extend the listing. But I don't understand what status I should use for an expired listing. I'm confused. What should I do?

Dear Support Staff:

This can definitely be confusing. I have listed below how to change a listing for different circumstances. I hope this helps but please call the Board office and ask for Kathy or Nancy if you have any questions.

  • If the listing is active and the expiration date needs to be extended, choose either Expiration Date in the Select an Action box or change the date in Maintain Listing.
  • If the listing is expired for 30 days or less, select Maintain Listing, change the status to RENEW and enter the new expiration date.
  • If the listing is pending with an effective expiration date, select Maintain Listing and change the status to BOMK.
  • If the listing is pending with an expired expiration date, select Maintain Listing, change the status to RENEW and enter a new expiration date.
  • If the listing is withdrawn with a current expiration date, select Maintain Listing and change the status to BOMK.
  • If the listing is withdrawn with an expired expiration date, select Maintain Listing, change the status to RENEW and enter a new expiration date.

Of course, all necessary signatures on the appropriate documents must be obtained prior to extending or renewing the listing. Remember, the MLS office will be auditing offices periodicly. The listing office will be required to submit the document with the appropriate signatures upon request. Failure to comply with this rule will result in termination of the advanced listing maintenance privileges.

Expiring on the Seventh

Dear Expiring on the Seventh:

With the recent update to Paragon, agents can search for listings due to expire in 7 days. Agents will only be able to search for their listings. However, Participants and support staff can run a report showing upcoming expireds for the entire office. I have copied the information from the Paragon 3.3 release notes received from Fidelity.

ADX - Due to Expire Within 7 days

A new search option has been added to the Firm Inventory search module.

The ADX - Due to Expire within 7 days is a new Active sub-status that allows a user to search for any Active listing due to expire within the next 7 days. By default this option will be listed at the top of the Active sub status list and will not be checked. By checking this option and un-checking the remaining Active sub statuses you will be able to locate listings that are due to expire in the next seven days. The listings returned in your result set will be based on the broker option (My Listings, Office or Firm) selected in the search.
