Julie updated the Board on upcoming events. Annual Dues Billing will be sent out August 15, 2006 and are due October 1, 2006. Julie notified the Board NAR increased the annual campaign fee from $20 to $35. Julie discussed the difference between the Declaration and Referral Form recently mailed to all Designated REALTORS®. The declaration form is mandatory and must list all licensees held under that Broker’s license. The Referral Form is one that lists all the licensees held in referral under that Broker’s license. Any licensee listed on the referral form will not be billed for REALTOR® dues.
ECBOR motion passed to include the Indiana Association of REALTORS® proposed $12 increase to cover the magazine subscription fee and other related services.
Julie updated the Board on the Lockbox Conversion scheduled for August 30, 2006. All dkeys will be swapped out for new dkeys or ekeys and all AEII lockboxes will be returned and iBoxes will be reissued according to the current office inventory. The Sneak Preview will be August 21, 2006 at the Board office at 9:00 AM, 11:00 AM, and 1:00 PM. MLS motion passed to accept the recommendation from the Finance Committee to collect pro-rated 2006 and year 2007 fees at conversion. Supra will send notice to all key holders next week outlining the procedure and fee structure.
The MLS Smart Framing product was discussed. MLS motion passed to include a $50 set-up fee for anyone who wants to activate the Smart Framing product effective September 1, 2006.
The Board received information regarding the Agency law change effective July 1, 2006 and the Indiana license law change that applies to licenses in referral. The law now requires all inactive or referral agents to fulfill all 16 hours of continuing education credits before applying for reactivation of an individual’s license. Before the change, only the 6 mandatory were required.
Recently, the MLS has had several questions regarding who is entitled to the benefits of the Shared Service agreement between the Elkhart County Board of REALTORS® and the Greater South Bend Mishawaka Association of REALTORS®. Board members felt the agreement was designed to benefit members of the Elkhart County Board of REALTORS® and the Greater South Bend Mishawaka Association of REALTORS® and that the benefit was not intended to extend to other Boards throughout Indiana. MLS motion passed to have Board attorney Jim McCaslin review the agreement and submit suggestions for additional language clarifying REALTOR® membership, in either the Elkhart County Board of REALTORS® or the Greater South Bend Mishawaka Association of REALTORS®, is required in order to receive the shared service benefit. ECBOR motion passed to support the MLS motion. The Board asks to note in the minutes that it is not the intention of the Board to withhold service. The service remains available upon application and payment of the current published fees.
MLS President, Karen Smith updated the Board on the Main Street building. The board decided to reduce the price and will ask Steve Oyer to have a meeting with FM Properties to discuss the possibility of a joint marketing campaign for the Main Street building and the adjoining property they have listed.
Dave Myers and Julie updated the Board on the sale of Lot 4 Alpha Drive. The lot has been approved by the county plan commission and will now go to the county commissioners to sign off on the project. That will happen in September so Dave Myers, who represents the buyer, will ask buyers to sign an extension.
The next Board of Directors meeting will be held on September 7, 2006 at 8:30 AM at the Board Office.
